The Home Selling Process

We are here to guide you through the critical steps that must be taken in order to sell your home quickly, efficiently, and with the best results possible.

Step 1: Initial Phone Conference

This is the beginning of a relationship built on trust and communication. During our initial phone call, we will be gathering information concerning your needs and goals along with your timeline and motivation for selling. We will also discuss the features of your home, any improvements you have recently made, as well other important factors to help us begin the process of determining the value of your home based on the current market conditions. Once you feel confident in the objective, we will then schedule a time for one of our Listing Specialists to meet with you personally at your property.

Step 2: Listing Appointment

The real estate market is ever-changing, so timing is everything. Our highly-trained Listing Specialist will share with you the current local market conditions. Once we have established your property value and listing price, we will begin preparing your home for sale. We will work together to present your home in the best possible light by discussing any home improvement projects, preparing your home for showings, staging, and scheduling a professional photo shoot.

Step 3: Marketing

Once your home is ready to go on the market, we will begin marketing your home in order to connect you with the right buyers. We will kickstart the process by listing your home in our Multiple Listing Service and marketing your property online. This will allow your listing to not only reach the local REALTORS® in your market, but also buyers searching for a home that meets their wants and needs in your area. Your home will be featured on over 800 different websites including the most popular such as Zillow, Realtor.com, Trulia, and more.

Step 4: Negotiating

As soon as an offer is received on your home, our Listing Specialist will contact you to begin the negotiations. It is extremely important to us that you thoroughly understand the contract details so that we can negotiate on your behalf the terms that provide you with the results that meet your needs and goals, and get you to the closing table.

Step 5: Contract to Close

After an offer on your home has been accepted and fully executed by all parties, our team of Transaction Coordinators will begin the processing of the file to ensure that everything that is required from mortgage companies, home inspectors, title companies, etc. is submitted and reviewed. You and your Listing Specialist will be provided regular status updates regarding the progress of the file. Once the file has been approved and ready to close, the Transaction Coordinator will schedule the date, time, and location of the closing, as well as provide you with the final details needed the day of closing.

Step 6: Closing

Closing on your home and achieving the results you are hoping for is our goal. We understand that selling a home can be a stressful yet exciting process. Our team hopes we will have made this a pleasant experience and that you will make the Odegard Real Estate Team your real estate professionals of choice that lasts a lifetime.
